Market Rate

Market Rate apartments are standard apartments that do not have any special income maximums, unlike the Tax Credit apartments described below. In order to qualify for Market Rate apartments, you must satisfy our credit, criminal, and landlord qualification standards. In addition, your rent cannot be more than 42% of your income.

At Teweles all of our market rate apartments include your water, sewer, trash pick-up, and heat. Please contact us for current Market Rate pricing.

The Tax Credit Program

Teweles is proudly part of the tax-credit program. As a participant, we are able to provide you with unique apartments that are at prices that still fit within your budget.

Tax Credit apartments are governed by Section 42 of the IRS code, which is why they are sometimes called Section 42 housing. This program was set in place in the 1980’s to assist median income households. The rent amounts for tax credit apartments are set based on 30%, 40%, 50%, or 60% of the median gross income for the area. The occupants of these apartments must, therefore, be at or below 30%, 40%, 50%, or 60% of the median gross income for the area, adjusted for household size.

The other main requirement of the tax-credit program is that at least one person has not or will not be a full time student during the current calendar year unless you are:

  • married, filing joint taxes
  • a single parent claiming your child on your taxes
  • participating in a federal job training program
  • a recipient of public assistance, or
  • one member of your household was in foster care within the last five years

At Teweles we have tax credit 30%, 50%, and 60% units. Since the rental rates and income limits change each year based on the income of the area, it is usually best to call the office to find out what our current rates are.

Cable and Internet

Cable television is available directly through Time Warner Cable.

High Speed Internet is also available for $25 per month, paid directly to Teweles.

Utilities and Appliances

All utilities except electricity are paid. All apartments include a refrigerator, stove, hood, dishwasher, garbage disposal, microwave, and in-home washer and dryer.
